Horton and Jimmy Earl Evans, Jr., Joint Tenants, executed and delivered a certain Deed of Trust unto H Fariss Crisler III, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Liberty Bank and Trust Company, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Attala County, Mississippi in Trust Deed Book 938 at Page 524; and
 
WHEREAS, on the  19th day of October, 2018, Mortgage Electronic Registration Systems, Inc. as nominee for Liberty Bank and Trust Company, assigned said Deed of Trust unto Wells Fargo Bank, N.A., by instrument recorded in the office of the aforesaid Chancery Clerk in Trust Deed Book 1118  at Page 565; and 
 
WHEREAS, on the 28th day of February, 2019 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Trust Deed Book 1126 at Page 366; and
 
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 25th day of April, 2019, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the south door of the Attala County Courthouse at Kosciusko, Mississippi, for cash to the highest bidder, the following described land and property situated in Attala County, Mississippi, to-wit:
 
A certain parcel of land situated in the Southwest ¼ of the Southwest ¼ of Section 8, Township 13 North, Range 8 East, Attala County, Mississippi and being more particularly described as follows:
 
Commencing at a 1” iron rod found marking the Southeast corner of said Southwest ¼ of the Southwest ¼; thence West along the South side of said SW ¼ of the SW ¼ for a distance of 648.89 feet to a ½” iron pin set on the West right of way line of Attala Road 1113, said point being the POINT OF BEGINNING of the herein described parcel of land; from said POINT OF BEGINNING continue thence West along said South side of the SW ¼ of the SW ¼ for a distance of 421.46 feet to a ½” iron pin set; thence North for a distance of 100.00 feet to a ½” iron pin set; thence East for a distance of 449.74 feet to a ½” iron pin set on the aforementioned West right of way line of Attala Road 1113; thence South 15 degrees 47 minutes 20 seconds West along said West right of way line of Attala Road 1113 for a distance of 103.92 feet to the POINT OF BEGINNING, containing 1.000 acres, more or less.
 
This is the same property conveyed by James A. Smith to Jimmy Earl Evans, Jr. by Warranty Deed dated May 12, 2010 and recorded in Attala County Land Deed Book 747 at Page 399.
 
I will only convey such title as is vested in me as Substitute Trustee.

SUBSTITUTE TRUSTEE’S NOTICE OF SALE
 
WHEREAS, on June 18, 2014, J. L. Starling, a married man, joined by Tia Starling, a non-borrowing spouse, executed a deed of trust for the benefit of Mortgage Electronic Registration Systems, Inc., as nominee for American Advisors Group, its successors and assigns, which deed of trust was recorded on July 1, 2014, in Book 1016, Page 490, in the office of the Chancery Clerk of Attala County, Mississippi; and
WHEREAS the aforementioned deed of trust was assigned by Mortgage Electronic Registration Systems, Inc., as nominee for American Advisors Group, its successors and assigns, to American Advisors Group, by instrument dated October 15, 2015, and recorded on October 22, 2015, in Book 1048, Page 351 of the records of the aforesaid Chancery Clerk; and
